A zone is one indoor unit, usually a wall-mounted head, serving one room or open area with its own thermostat. One outdoor unit can feed a single head or several, and the number of zones is the biggest driver of price. "Installed" covers the outdoor unit, the indoor heads, the refrigerant line sets, the mounting and wall penetrations, the electrical connection, and startup. The per-zone cost drops as the system grows, because the outdoor unit and the electrical work are shared. That is why a four-zone system does not cost four times a single-zone system. It is also why the honest answer to "how much does a mini-split cost" starts with a different question: which rooms actually need their own zone, and which can be served by a head in an adjoining space with an open doorway.
Once the zone count is settled, these are the factors that decide whether a job lands at the low or high end of its range.
Every head you add costs money to buy and to install, so the first job is to decide which rooms need their own. A bedroom with the door closed all night needs its own zone. A living room that opens into a dining room and kitchen usually does not need three. A finished attic or a room over the garage almost always does, because those spaces gain and lose heat faster than the rest of the house. We walk the house with you and map heads to rooms before we quote anything.
Each indoor head is rated in BTUs of heating and cooling capacity, and each one has to be matched to the load of the room it serves. That load depends on the room's size, insulation, window area and orientation, ceiling height, and what is above and below it. A head that is too small runs constantly and never catches up on a July afternoon or a January night. A head that is too large is the more common mistake: it satisfies the thermostat before it has dehumidified the air, cycles on and off, and leaves the room cool but clammy. Oversizing also costs more up front for no benefit, which is why we size each head to the room's actual load rather than rounding up.
Wall-mounted heads are the least expensive and the easiest to install. Floor-mounted units suit rooms with low knee walls or big windows where a high wall mount will not fit. Ceiling cassettes and concealed ducted heads that serve two or three small rooms from a closet or attic space cost more to buy and to install, but they disappear from view, which matters in a formal room or a historic home in Lititz or Lancaster city.
Each head connects to the outdoor unit through a refrigerant line set, a condensate drain, and a control wire, usually routed through a single hole in the exterior wall and covered by a line-hide channel outside. A head on an exterior wall directly above the outdoor unit is the cheapest case. A head on an interior wall, on the far side of the house, or on the third floor of a rowhome means longer runs, more line-hide, and more labor. Where the outdoor unit can sit, and whether it needs a wall bracket or a ground pad, also affects the price.
The outdoor unit needs its own circuit and a disconnect within sight of it. Homes that have never had central air, or that still run on a small or crowded panel, sometimes need a circuit added or the panel upgraded first. That work is quoted separately and is the most common reason a first-time installation costs more than a like-for-like replacement.
Mini-splits are rated with SEER2 for cooling and HSPF2 for heating, and higher ratings cost more. The cold-climate systems we install sit at the upper end of both scales, and the premium buys real heating output in cold weather, not just a better number on a label. Higher-tier equipment is also what most rebate and tax-credit programs require, which narrows the up-front difference.
Yes, with the right equipment. A ductless mini-split is a heat pump: in winter it pulls heat out of the outdoor air and moves it inside, and there is heat to move even when the air feels bitterly cold. The catch is that older and budget-tier units lose capacity quickly as the temperature drops, which is where the reputation for "mini-splits do not work in winter" comes from.
The cold-climate systems we install use variable-speed inverter compressors designed to keep producing rated heat well below freezing, which covers a normal Lancaster County winter. On the coldest nights of the year the unit runs harder and longer, and it will periodically pause to run a defrost cycle that clears frost from the outdoor coil; both are normal. What matters is that the head was sized for the room's winter heat load, not just its summer cooling load, because in this climate the heating load is usually the larger of the two.
Many homeowners in Marietta, Columbia, and Mount Joy use a mini-split as the primary heat in a room or two and keep the existing furnace or boiler for the rest of the house. That is a sensible setup: the mini-split handles the shoulder seasons and the moderate cold on its own, and the old system only runs on the coldest days. A full ductless replacement of the heating system is also possible, and for an all-electric home or a house with no ducts and a failing boiler it is often the best option. For a single room, a mini-split wins easily: one head and one outdoor unit against a full central system and ductwork. The comparison flips for a house with no ducts at all. Adding a duct system to a brick rowhome with plaster walls, or to a story-and-a-half farmhouse with no chases, is expensive and disruptive, and a multi-zone ductless system often costs less than central air plus new ductwork while delivering room-by-room control.
Ductless also fits situations where ducts are impractical: additions and sunrooms, finished attics and basements, garages converted to living space, and mobile and modular homes, where a compact outdoor unit and a wall-mounted head avoid crawlspace ductwork entirely. A proper installation includes a load calculation for each zone, mounting the outdoor unit on a bracket or pad with clearance for airflow and snow, routing and insulating the line sets, pulling a vacuum on the refrigerant lines and verifying the charge, running the condensate drains so they cannot freeze or back up, connecting the electrical, and commissioning each head so it communicates correctly with the outdoor unit. Refrigerant handling requires EPA-certified work, and the most common causes of early mini-split failure we see on service calls are a line set that was never properly evacuated, a drain that traps water, and a head that was oversized for its room.
